After Purbeck Property finds your ideal tenant there are three

ways we can help:

1. FULL PROPERTY MANAGEMENT - We’ll handle all aspects of

your rental property, providing a full management service and

letting you step back completely.

2. RENT COLLECT - The same excellent service as our tenant find

package but we’ll also collect rent on your behalf and offer your

the option to apply for the Rent and Legal insurance.

3. LET ONLY - Ideally for experienced landlords who prefer to be

more hands-on, we’ll market the property, verify tenant

credentials and handle the final paperwork, but let you take the

lead on day-to-day management.

Upon commencement of the tenancy a set-up fee of £350 inclusive of VAT will be deducted from the initial tenant monies. This charge is for your proportion towards the tenancy


12% plus VAT (14.4% inclusive of VAT) of the monthly rental.


10% plus VAT (12% inclusive of VAT) of the monthly rental.

Tenant Letting Fees Information

Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments -

Before the tenancy starts (payable to Purbeck Property (Wareham) Limited 'The Agent')
Holding Deposit: Equivalent to 1 week's rent
Deposit: Equivalent to 5 weeks' rent.

During the tenancy (payable to the Agent)

Changes to the tenancy agreement: None
Payment of interest for the late payment of rent at a rate of 3%
Charge for the reasonably incurred costs for the loss of keys/security devices: Lost keys will be charged at the cost rate to replace via a local trader.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable

- Utilities - gas, electricity, water
- Communications - telephone and broadband
- Installation of cable/satellite
- Subscription to cable/satellite supplier
- Television licence
- Council Tax

Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection
Purbeck Property (Wareham) Limited is a member of Client Money Protect which is a client money protection scheme, and also a member of Property Redress Scheme (membership number PRS001459) which is a redress scheme. lettings agents are required by law to publish on their websites information for potential tenants about relevant fees, redress schemes and client money protection schemes (including the names of those schemes).
