In today’s market there are a number of methods to market a property. The traditional method is the most commonly used which is to conduct viewings when it is convenient with you & to present an offer from a prospective buyer together with their position & financial status.
An 'Open House' is a method that originates from Australia that is now being used more often in this country. The idea of an Open House is to conduct all viewings in one go so there is less disturbance for the homeowner. If that is your preferred method of marketing there are an array of advertising options for you.
If your property is likely to generate a large amount of interest with a number of offers coming forward an ‘Informal Tender’ process may be the best answer. This is where all prospective buyers put forward their written offers before a given day & time.

Solicitors
It is sensible to appoint a solicitor to act for you as soon as you think about buying or selling a home. It will help to move things along quickly later & it won’t cost anything to choose one.

Set on the busy Wareham High Street, in between the Town Cross & Wareham River, our window display is one of the largest in town & is viewed by a large number of people every day. We change our window cards regularly to attract fresh interest
Advertising
When marketing any property we want to give it maximum exposure to make sure that it receives the required interest. Locally we use ‘The Swanage & Wareham Advertiser’ which is seen all through the Purbeck area. Additionally we are regularly asked for editorials from the local paper & we will therefore send your property to them as a press release.
Today the internet is a very powerful tool, especially when it comes to advertising your property. Our modern website was launched in the autumn of 2021. We also use Rightmove which is the number one property website in the UK as well as On The Market which is owned by independent estate agents.
Property Particulars
Your property will benefit from accurate and well-presented sales particulars, which include floor plans, EPC’s & colour digital photography. All details from the particulars are then uploaded to the internet.
Buyers respond positively to good quality photography & we will therefore take a large number of photographs to make sure that we have the best possible for your property. We make sure that marketing literature is detailed & attractive.
Floorplans
Recent research has shown that buyers are more likely to view your property on the internet if it has a floor plan. We make sure that all of our properties are marketed with a floor plan both in the particulars & on the internet with no extra charge,
Energy Performance Certificate (EPC)
An EPC is now a legal requirement for all properties on the sale’s & lettings market. We use a local company to conduct our EPC’s that we can arrange on your behalf. Please speak to us regarding legal requirements on letting & commercial EPC’s.
Lettings
The Lettings Market has changed notably over the years. Legislation is constantly changing and tenants are becoming more and more discerning, this is why it is important to speak to a professional agent. Our Lettings department have won the Gold Award at The British Property Awards for five out of the last six years. In 2017 the Gold award was won for 'Best Estate Agent in Wareham', this was followed in 2019-2020 by winning the Gold award for Best Letting Agent in Swanage & Wareham. This same award was won again in 2020-2021, 2021-2022 & 2022-23.
